Why concrete fails
Most driveway and patio failures come down to a few causes, and knowing which one you have decides the fix:
- No stone base, so water collects under the slab, freezes and lifts it
- Soft or poorly compacted soil that settles unevenly
- Salt and freeze-thaw breaking down the surface
- Control joints missing or too far apart, so cracks run randomly
- Pitch that holds water or sends it toward the house
- Tree roots lifting sections from below
Repair or replace — an honest answer
If one section is damaged and the rest of the slab is sound, cutting out and replacing that section can be the right call. If the problem is underneath the whole driveway, patches just move the failure to the next joint. We'll look at the slab, explain what's causing the damage and recommend what actually solves it.
Removal and haul-away
Old concrete is broken out with the right equipment, loaded and hauled away. We protect lawns, beds, and neighboring surfaces along the access route.
The base is the foundation of the job
After removal, we excavate below soft topsoil and anything that won't support a slab, then install clean stone in compacted lifts. That base carries vehicle loads evenly, lets water drain from underneath, and keeps freeze-thaw from heaving the concrete. Where we hit a soft spot, we dig it out instead of paving over it.
Pitch that moves water
Every driveway and patio we pour is shaped to shed water away from the garage and house — toward the street, the yard or a drain. Standing water on concrete becomes ice in winter and speeds surface damage. Water running toward the house becomes a basement problem.
Reinforcement and control joints
Concrete shrinks as it cures and moves with temperature, so some cracking is normal. The goal is to control it. We reinforce the slab, cut control joints at proper spacing so cracks form in straight lines inside the joints, and isolate the slab from the house, garage and walks so they move independently.
Driveway aprons
The apron takes the hardest wear. Work in the street right-of-way generally needs township approval, which we take care of. We build the apron to meet the street cleanly so it doesn't become the first part to fail.
Patios built to help the house
A patio that has settled toward the house sends rain to the foundation. When we replace a patio, we pitch it away from the house on a proper base. Where water still collects at the edge, a trench drain or French drain can carry it off.
Walks, steps and stoops
Sunken or tipped walks and stoops are trip hazards and can direct water at the house. We replace them on a compacted base and can match the driveway finish.
Finishes
We pour broom-finished concrete for traction on driveways and walks and can discuss other finishes for patios. Whatever the finish, the base, pitch and joints underneath are what make it last.
Utilities before we break concrete
Gloucester Township's sewer is run by the township Sewer Utilities Department, and water comes from Aqua New Jersey or New Jersey American Water depending on address. We have every utility marked first. If a line under the driveway needs replacing, doing it while the slab is out avoids cutting new concrete later.
Choosing the right season
Concrete cures best in moderate weather. We schedule most flatwork from spring through fall, avoid pours before freezing nights, and work around heavy rain so a fresh slab sets properly and goes into its first winter cured.
Widening a driveway
Adding width for a second car is a common request. The new section needs the same compacted base as the rest of the slab. If the existing driveway is aging, replacing the whole thing at once means matching color, finish and joints, and avoids tying new concrete to an old slab that's near the end of its life.
Cleanup
When the work is done, forms come out, edges are backfilled and graded, and the lawn along the new concrete is left ready for seed. All debris is hauled away.
What a finished job looks like
A finished driveway or patio should look even, clean and properly jointed, with crisp edges and no low spots holding water. After the first heavy rain, water should run off the surface and away from the house. If anything doesn't perform the way we said it would, we come back and look at it with you.
After the pour
We'll tell you when you can walk on the new concrete and when you can drive on it, and how to care for it through its first winter. Avoiding harsh deicers on new concrete protects the surface for years.
