Moorestown has one of the widest ranges of building age we work in. Along Main Street and the older side streets there are pre-war and turn-of-the-century homes with stone or brick foundations, original clay laterals and mature landscaping that makes access the hardest part of the job. Mid-century neighborhoods fill in behind them, and then there are large newer homes on multi-acre parcels toward the eastern side of the township. Older properties frequently have utility runs of a hundred feet or more from house to street, which changes both the cost and the method of a lateral replacement. Ground runs from silty loam through clay, with the land falling gently toward the Rancocas and the Delaware. Established neighborhoods have very mature tree canopy, and root systems are a constant factor: they crush old clay pipe, lift slabs, and restrict where a machine can safely operate. Estate-sized lots often have their own drainage character — a swale that crosses two properties, or low ground that collects from a neighboring field. Depth to water is generally manageable, though low areas near the creek corridors need dewatering on deeper work.
