Housing stock
Voorhees is largely a 1970s-through-1990s township: colonials and contemporaries in planned developments, a substantial number of townhome and condominium communities, and newer construction along the Haddonfield-Berlin Road spine. Most homes have poured foundations and plastic laterals, so catastrophic pipe failure is less common here than in the older boroughs. What we get called for instead is water management — finished basements taking seepage, developments where the original grading plan was never quite achieved, and downspouts that were tied to nothing at all. Driveways from the earlier developments are now thirty to forty-five years old and reaching the end of a normal service life.
Ground conditions
The township is flat to gently rolling with dense, slowly draining subsoil across much of it. That combination is why so much of our Voorhees work is drainage: a summer storm drops more water than the ground will take, and with almost no slope it has nowhere to go. Developments built on cut-and-fill often left low points that collect from several lots at once, and in the older communities those swales have silted in and stopped working. Toward the Kresson and Gibbsboro edges the ground gets sandier and drains better. Depth to water is generally workable for utility trenching, but wet-weather digs need pumps.

Yes. We're used to quoting for boards and property managers: a written scope with a described outcome, staging that keeps residents' access open, and documentation for the township where a connection to an existing storm structure needs approval. Common-area work often turns out to be a silted-in swale or a collapsed pipe rather than a design failure.
Start outside. In Voorhees the usual cause is surface water — grade pitched at the house, downspouts discharging next to the foundation, or a saturated soil pocket that never drains. Fixing that is cheaper than interior waterproofing and it removes the source. If seepage continues after the exterior is corrected, then interior work is warranted.
Both, and often together. A drain in the wrong place under bad grade is a maintenance item forever. Where the lot pitches back toward the house we cut and rebuild the grade so the surface sheds, then use drains for the water that grading alone can't move.
A trench line and a working path for the machine — narrower than most people expect. We stockpile topsoil separately, backfill and compact in lifts, and restore the surface. Turf takes a season to knit back over the trench; we're straight with you about what the yard will look like when we leave.
Usually yes, but the access route decides the cost. We assess whether the deck can be partly dismantled and reset, whether hardscape has to come up to get a machine in, and whether debris can be carried out rather than driven out. That gets priced honestly up front, not discovered on day two.
