What this is

Regrading is reshaping the soil surface of a yard so it carries water away from a house and low areas by slope alone, rather than relying on a buried pipe. It is the first thing to check before any drain is trenched in, since a properly pitched yard often needs no pipe at all.

Is this the right fix?

When you need it — and when you don't.

When you need this

  • The ground within the first several feet of the foundation is flat or, worse, pitched back toward the house instead of away from it.
  • A section of lawn is noticeably lower than the surrounding grade and holds a puddle for a day or two after every storm.
  • Mulch or topsoil has built up against the siding or a walkway over the years, gradually erasing the slope that used to carry water away.
  • New construction, a pool installation, or an addition left a flat or lumpy lot with no consistent fall toward a legal discharge point.
  • Turf areas stay muddy and thin in the same pattern year after year, which is a sign the grade itself, not just the grass, is the problem.

When this is the wrong fix

  • If the lot is genuinely flat from the house all the way to the property line with no downhill neighbor, street, or easement to receive the water, regrading alone cannot create somewhere for it to go - a French drain, dry well, or piped connection to a legal outlet is needed alongside it.
  • If the water problem is really a high, shallow water table pushing up from below rather than surface water running across the top, reshaping the surface will not help; that calls for a subsurface system like a foundation drain.
  • If the source is a roof, gutter or downspout dumping concentrated water at one spot, fixing that connection is the right first step - regrading a whole yard to compensate for a single bad downspout is often more work than the problem requires.
Method

How it's done.

Regrading starts with reading the existing contours, usually with a laser level or transit, to find where water is actually being held instead of shed. South Jersey's flat coastal-plain lots frequently have only a few inches of fall available over long distances, so the work is about using every inch of that fall efficiently rather than moving huge volumes of soil. Topsoil is stripped and stockpiled, subgrade is cut or filled to establish continuous slope away from the foundation and toward an approved discharge point, and the stripped topsoil is respread and compacted lightly by hand or with equipment appropriate to the area so it does not simply wash or settle back to the old low spot. Swales - shallow, wide, gently sloped channels rather than trenches - are often built to carry sheet flow across a lawn to a rear property line, a street, or a piped inlet without ever needing a pipe underground. Where a swale would cross a walking path or a play area, a shallow catch basin or yard inlet piped to daylight can carry the flow underground instead. The finished grade is seeded or sodded, and on a flat lot the margin for error is small enough that even a half-inch of settling can put a swale back into reverse pitch, so compaction and follow-up checking matter as much as the initial shaping.

How the job runs.

    Compact the reshaped subgrade in stages so the new grade does not settle back into a low spot after the first hard rain.

    Respread stockpiled topsoil to finished grade and fine-rake to remove any residual pockets.

General practice is roughly 1% across open turf, which is about 1/8 inch of drop per foot, and a steeper roughly 2% for the first 10 feet immediately around a foundation. It sounds small, but on a flat South Jersey lot with only a foot or two of total elevation change available, hitting even that minimum consistently is the real challenge.

A swale is a shaped depression in the lawn surface itself that carries water by visible slope, with no pipe or stone involved. A French drain is a buried, gravel-and-pipe system used where there isn't room or fall to build a swale, or where water needs to be collected from below the surface rather than just carried across the top.

Only if there is somewhere lower to send the water once the grade is corrected. On a lot with no downhill neighbor, street, or drainage easement, regrading has to be paired with a French drain, dry well, or piped connection to a legal outlet, since reshaping the surface cannot invent a place for water to go.

Not by itself, and it often makes things worse near a foundation by burying the original grade and reducing the slope away from the house even further. Correcting drainage means reshaping the subgrade to the right pitch first, then finishing with a proper topsoil layer, not just piling soil on top of an existing low spot.
