What this is

A French drain is a gravel-filled trench holding a perforated pipe that collects subsurface and surface water moving across a yard and carries it, by gravity, to a lower point where it can be released safely away from a house, patio or low area.

When you need it — and when you don't.

When you need this

  • Water stands in the same low spot in the lawn for a day or more after every rain instead of soaking in.
  • A side or back yard stays soft and spongy well into spring because a shallow band of clay is holding a perched water table close to the surface.
  • Water is sheeting off a neighbor's higher lot or a slope and crossing your yard toward a patio, shed or garage slab.
  • A finished basement or crawlspace keeps taking on water along one wall and a curtain drain uphill of that wall is needed to intercept it before it arrives.
  • Mulch beds, mowed turf or new plantings keep drowning in the same corner every season no matter how they are re-landscaped.

When this is the wrong fix

  • If the water showing up on a floor or wall is coming from a supply line, a cracked drain pipe or a leaking water heater, a French drain will not touch it - that is a plumbing repair, not a drainage problem, and chasing it with a trench wastes money.
  • If the actual source is a clogged or disconnected gutter and downspout dumping water at the foundation, fixing the gutters and extending the downspouts is the right first move; a French drain installed before that is often just papering over a roof-water problem.
  • If there is no legal, physically lower point anywhere on or off the property to daylight the pipe, and a dry well is not appropriate either because of tight soil, a French drain has nowhere to send the water it collects and will simply refill and back up.
Method

How it's done.

Work starts by walking the property to trace where water actually originates and where it wants to go, since South Jersey's coastal-plain profile - a few feet of sandy loam sitting on denser silt or clay lenses - often perches water above the clay rather than letting it drain straight down. A trench is cut along that path, typically 12 to 24 inches deep and wide enough to work in, sloped continuously toward the outlet. Non-woven geotextile fabric lines the trench to keep fines from migrating into the stone, a bed of No. 57 clean washed stone goes in first, then perforated corrugated HDPE pipe is laid holes-down to pull water in from the sides and bottom, more stone is packed around and over it, and the fabric is folded back over the stone before backfilling. The trench is finished with several inches of topsoil and re-seeded or sodded to match the surrounding lawn. Where the run has to cross a walkway, driveway apron or planting bed under load, solid SDR-35 PVC is used instead of perforated pipe for that stretch so the pipe simply conveys water through rather than collecting it in a spot where collection is not wanted.

Process

How the job runs.

    Walk the site during or right after a rain if possible to confirm where water is actually collecting and where it can legally and physically be sent.

  2. 02

    Lay out the trench line with a level or laser to guarantee continuous fall toward the outlet - a flat or reverse-pitched section will hold water and defeat the drain.

  3. 03

    Excavate the trench to depth, keeping spoil separated from topsoil that will be reused for the surface finish.

  4. 04

    Line the trench with non-woven geotextile fabric and place a stone bed for the pipe to rest on.

  5. 05

    Set perforated pipe holes-down, switch to solid pipe under any hardscape or dead zone, and backfill with clean stone.

  6. 06

    Fold the fabric over the stone to keep soil fines out, then cap with the reserved topsoil.

  7. 07

    Grade, seed or sod the surface and confirm water actually moves through the system with a hose test before calling the job done.

Regrading reshapes the soil surface so water sheets away by gravity and never has a reason to pond. A French drain is a below-ground collection system for spots where there is no practical way to build enough surface slope, or where a perched water table is coming up from below rather than just sitting on top.

It can help if the water is coming from surface or shallow subsurface flow moving toward the foundation, since a curtain drain placed uphill can intercept it first. If the water is entering through cracks below grade or is a footing-level groundwater problem, a foundation drain at footing depth is usually the correct system instead.

A sock wraps the pipe itself, so fine soil particles migrate through the surrounding native soil, get trapped against the sock, and gradually cake it shut from the outside in. Wrapping the stone envelope in fabric instead - rather than wrapping the pipe - keeps fines out of the whole system and is the more durable general practice.

It has to go somewhere lower by gravity: a legal daylight outlet at grade, a pop-up emitter that opens under pressure once the pipe fills, or a properly sized dry well if soil and water-table conditions allow infiltration. A French drain with no real outlet just becomes an underground reservoir.
