Collingswood is a dense pre-war borough: 1910s through 1940s twins, foursquares and rowhome-style properties on narrow lots, many with shared or single-width driveways and small rear yards reached only through a gate. Foundations are stone, block or early poured concrete, and basements were built to be dry-ish rather than dry. Water services are frequently the original galvanized or lead-jointed runs from the street, and sewer laterals are clay. Front steps, walks and small concrete stoops from the same era crack and settle, and replacing them usually means matching an established streetscape rather than pouring whatever's convenient.

Ground conditions

The borough sits on generally firm ground sloping toward the Cooper River, so surface water has somewhere to run — the problem is more often that it runs between tightly spaced houses and finds a basement wall on the way. Lot spacing is the defining constraint: with eight or ten feet between buildings, roof water from two houses lands in the same strip, and there is nowhere to push it except forward to the street. Street work means opening borough pavement, which is regulated and inspected, and the utility congestion under those older streets means locating before digging is not optional.

On pre-war borough properties the detail matters, so we form and finish to match what's there rather than pouring a generic slab.

There will be a day or two where parking near the trench is unavailable and the street is partly restricted. We coordinate with the borough on traffic and notification, keep a passable lane where possible, plate the excavation overnight if it stays open, and restore the pavement to the borough's specification.
