Demolition in Medford, NJ

Medford Township, Burlington County. Family-owned, licensed and insured, and self-performing every stage of the work since 1979.

Demolition in Medford

We handle demolition across Medford Township's large wooded lots: detached garages, barns and sheds, failing additions, pools, decks and long concrete drives. Because many Medford homes run on septic and well, we locate the tank, field and well line before machines move, respect wetland buffers, and backfill sandy ground so it stays put.

Large lots mean different demolition

Medford is a township of one-, two- and three-acre parcels, many of them wooded. Demolition here rarely involves a tight side yard. Instead, the challenge is distance and what lies along the route: a long drive, mature trees, a septic field somewhere in the lawn, and a well line running from the house to a wellhead you may not have looked at in years.

The structures that come down tend to be the accessory buildings these lots collect — detached garages, pole barns, garden sheds, old workshops — along with additions, sunrooms and decks attached to 1970s and 80s houses.

Septic systems and wells come first

Many Medford properties are not on public sewer or public water. That changes the planning. A loaded excavator or dump truck driving across a leach field can crush distribution lines and compact the soil the field depends on, and a damaged septic system can cost far more than the demolition itself.

Before work starts we mark the tank, distribution box and field, mark the well and its supply line, and lay out a haul route that keeps heavy equipment off all of them. Where a structure sits close to a field, we use smaller machines and protective matting.

  • Septic tank, D-box and leach field located and flagged
  • Well and water supply line located
  • Equipment route planned around both
  • Matting or lighter machines where clearance is tight

Outbuildings, garages and barns

Old garages and barns on Medford lots are often on slabs or piers of unknown depth, sometimes with electric run underground from the house. We disconnect and terminate that feed, take the structure down, break out the slab and footings, and haul everything off so the spot can return to lawn or take a new building.

Additions over crawl spaces

Plenty of Medford houses grew with additions built over crawl spaces. When one has rotted framing or settled piers, removal means separating it from the original house without disturbing the main structure, pulling the piers and foundation walls, and closing up the opening properly.

Long driveways

A long concrete drive is a serious volume of material. We saw-cut where it meets the road and the garage, break it out in sections, and keep trucks loaded efficiently so the job does not drag. If a new drive is going in, the subgrade is checked for the clay pockets that hold water under sandy ground.

Pool removal on sandy, wet ground

In parts of Medford the seasonal water table is close to the surface. An empty pool shell in that ground can take on water or shift, and an excavation can fill overnight. We pump as needed, remove the shell, and backfill in compacted layers.

Wetlands and buffers

Streams, cedar swamps and wet ground run through Medford. Where a structure sits near a wetland margin or buffer, the limits of disturbance matter and may involve approvals beyond a demolition permit. We check before scheduling and keep stockpiles and equipment out of protected areas.

Sand that won't stand on its own

Medford's sandy soil digs easily but slumps quickly. Footing holes and foundation removals get sloped or supported, and we don't leave open holes standing longer than needed — especially before a storm.

Utilities where they exist

In sewered sections, the Medford Township Division of Municipal Utilities handles sewer and the Medford Township Utility Department supplies water. Any service running to a structure being removed is shut off and capped correctly, and we call in a utility markout before any digging.

Permits

Demolition of most structures requires a township permit. We file it, arrange inspections and close it out, and flag early if wetland or Pinelands-related review might apply to your site.

Grading and restoration

After removal, we fill voids, set grade so water drains away from the house and away from the septic field, and topsoil the area for seed.

Trees

Mature trees are much of a Medford property's value. We route equipment to avoid root zones and limbs wherever we can.

Emergency service

For a failed sewer line in a sewered section, our crews answer around the clock.
