Three kinds of property, three kinds of demolition
Mount Laurel spans 1960s ranches and split-levels on generous lots, dense 1980s townhome courts, newer homes on engineered pads, and a large stock of 1980s and 90s office and flex buildings along Routes 38 and 73. Demolition looks different on each.
On the older lots, it's garages, decks and pools. In the townhome courts, it's small, tightly staged jobs around shared space. On the commercial side, it's slab and paving sections that have failed.
Older single-family lots
The township's early neighborhoods have room for detached garages, sheds, decks and inground pools, many of which have outlived their usefulness. We take down the structure and remove everything beneath it — slab, footings, piers, buried lines — so the yard is clear for lawn or new construction.
- Detached garages and outbuildings
- Decks and their concrete piers
- Inground pools and surrounding decking
- Additions, porches and sunrooms
- Driveways, patios and walks
Townhome courts and shared drives
In the 1980s townhome communities, shared drives and shallow utility easements complicate every job. Removing a rear patio or privacy wall may mean working within a few feet of a neighbor's unit, with utilities running shallow beneath. We use compact equipment, saw-cut cleanly at unit lines, coordinate with the association, and keep shared drives open whenever possible.
Commercial slab and lot sections
Along Routes 38 and 73, many thirty-year-old parking areas were built over poorly compacted fill and are cracking around the storm basins. Settlement behind curb lines pulls slabs and basins out of level. Repair starts with selective demolition: saw-cutting the failed section, breaking it out and hauling it away, then removing the soft fill underneath so the replacement doesn't fail the same way.
We stage commercial work around business hours and keep entrances and parking usable.
Concrete that failed the usual way
Residential concrete here fails the way it does across South Jersey — thin pours, no base, road salt. Breaking out an old driveway or walk is the first step toward a slab that lasts.
Pool removal
We remove pools, decking and equipment pads, disconnect the electric and plumbing, and fill the excavation in compacted layers so the ground stays level.
Disconnects and the MLTMUA
Before demolition, gas, electric and water are shut off and disconnected. Sewer is handled by the Mount Laurel Township MUA, which also supplies water for most of the township, with New Jersey American Water in some areas. If a structure has its own service connection, we coordinate capping with the right provider.
Permits
Most demolition needs a township permit, usually after utilities are confirmed disconnected. We file the application, schedule inspections and close the permit when the work is done.
Backfill on flat clay ground
Much of Mount Laurel is flat over clay-heavy subsoil, and storm water sits rather than sheds. A low spot left after demolition becomes a puddle that lasts for days. We fill voids in compacted lifts and grade the area with a positive pitch away from buildings and toward a legal outlet.
Near the Rancocas tributaries
Toward the creek tributaries the ground is lower and the water table can be shallow. Removing a pool or deep footing there may need pumping before backfill can be placed properly.
Selective demolition
When part of a slab or floor must come out for a sewer repair or new plumbing, we saw-cut, protect what remains and coordinate the work with the repair.
Older materials
Structures from the township's earlier decades may contain materials that need testing before demolition. If we see anything suspect, we tell you, and it's handled by licensed specialists first.
Hauling and site cleanup
Debris is hauled away and clean concrete recycled where possible. We protect walks and drives along the equipment route and clean up daily.
Emergency service
If a sewer line fails, our crews respond around the clock.
