Demolition in Marlton

We handle residential demolition throughout Marlton and Evesham Township. That includes heaved and failing subdivision driveways, decks, sheds, garages and pools, and the piecemeal additions on expanded cottages around Kings Grant and Marlton Lakes. We file the permit, coordinate disconnects, haul debris, and backfill and grade so the ground is ready for what comes next.

Two building waves, two kinds of demolition

Evesham grew in two waves. The 1970s and 80s subdivisions off Greentree and Elmwood Roads have solid poured foundations, but their driveways and backyard add-ons are now at replacement age. The Kings Grant and Marlton Lakes areas run older and looser, with larger wooded parcels and some homes that started as seasonal cottages and were expanded over time.

In the subdivisions, demolition usually means flatwork, decks and pools. Around the lakes, it often means taking apart additions that were built in stages.

Root-heaved, thin-poured driveways

Subdivision driveways were often thin pours that are now failing at the apron and heaving where street-tree roots worked underneath. Removing one means saw-cutting clean edges at the garage and street, breaking out the slab, and dealing with the roots that lifted it, so the replacement isn't pushed up the same way.

Expanded cottages and stacked additions

Homes that began as seasonal cottages and grew through several additions can have a different foundation under each section — piers in one place, block in another, a slab somewhere else. When an owner replaces one of those additions, we remove it carefully at the connection, identify what's holding up the remaining structure, and protect it.

If the work could affect the structure that stays, the township may require drawings from an engineer or architect, and we'll tell you up front.

What we take down

Common Marlton demolition projects:

  • Driveways, walks and patios
  • Decks, including every pier
  • Sheds, garages and outbuildings on wooded lots
  • Additions, porches and sunrooms
  • Inground pools and their decking

Pool demolition

We break out or remove the shell, pull decking and equipment pads, disconnect utilities, and fill in compacted layers. Near the lakes, where the water table rises close to the surface, the excavation may need pumping before fill goes in.

Wooded parcels

On larger wooded lots, getting equipment to a back-lot shed or garage takes planning. We choose the route that does the least damage, protect tree roots where we can, and clear only what the work requires.

Long, shallow utility runs

In the older lake areas, utility runs can be surprisingly long and shallow. A line to an outbuilding may cross the yard only inches down. Every job starts with a markout, and we ask about private lines a markout won't show before any machine moves.

The Evesham MUA provides water and sewer for most of the township. Where a structure being removed has its own service, we coordinate capping with the utility.

Permits in Evesham Township

Most demolition requires a permit from the Evesham construction office, typically after utilities are confirmed disconnected. We handle the filing, inspections and closeout.

Backfill on perched-water ground

Soils shift from silty loam on the Cherry Hill side to sand farther east, with dense silt lenses that perch water a foot or two down. Fill placed loosely over that ground will settle and hold water. We compact backfill in lifts and build pitch into the final grade, since this ground is too flat to drain on its own.

Selective demolition

When part of a slab or basement floor needs to come out for a sewer or plumbing repair, we cut clean edges and protect what remains.

Older materials

Older cottages and additions may contain materials that need testing. If anything looks suspect, licensed specialists address it before demolition proceeds.

Hauling

Debris is hauled off site, with clean concrete recycled where possible. Nothing is buried on the property.

Emergency service

If a sewer line fails, our crews respond around the clock.
